An office space for renting out.

 

The design challenge was to capitalize on the potential of the 4,768 Sqft site with ample car park area and office spaces ,To achieve this efficiency whilst also considering the bylaws, the total required programmatic area was placed within the top three floors, leaving the ground as lobby, circulation, services and parking spaces. The idea of going higher was restricted by the existing Bylaws which did not allow the building to go beyond 13m.

 

The  elevator, stairs and building service areas are located along the southern end This allows the facade to open up on the North end to maximize views, light and natural ventilation for the office. The Vertical Shading devices are combined with Horizontals to cut off harsh rays of the sun. This functions as a rain protector and also multiplies as a Visual Barrier Sideways
